Challenge

Huntington Theater Company (HTC), a midsize nonprofit group, lost their 30-year lease due to acquisition.  Pressed for time to relocate, they identified 3 potential locations however needed assistance assessing each for design feasibility, space requirements and characterization of tenant versus owner costs.

Design Build Value

In test fitting 2 choices, Dacon identified primary issues that resulted in a choice which offered optimum space for their budget.  Whereas traditional building would have taken 18 months, design build completed the task in 4 months to meet their lease deadline.  An open communication approach resulted in fast zoning board approval with final costs in line with initial budgets. Via the GMP process Dacon returned $145,000 in savings.
